STRUCTURE

Heavy Load Bearing Capacity Building Foundation Three Times Bigger Combined Strip Footing , Six Times Thicker Columns Under The Ground Level and Six times Bigger Continuous Strip Beam Foundation , Basement Flooring Fully Reinforcement Concrete ( NO P:C:C ) , Stilt Floor  Two Times Bigger heavy Column and beams with External 9 thick Wire cut Brick wall and Internal 4.5 thick Wire cut Brick Wall.

DOORS AND WINDOWS

Main door will be of First quality Teak wood frame & Teak Wood Door with Melamine Polishing With (ARCHIES or equivalent) mortise latch with Antic Finish Brass Fittings.

All others will be of Second quality Teak wood frame/flush door with white enamel paint finish  (Yale or equivalent) cylindrical lock with SS Hinges and anodized aluminium fittings.

All windows will be of UPVC OPEN Type.

FLOORINGS

24” X 24” tile flooring shall be done in living room, bedrooms, kitchen, service and balcony 12” X 12” tile flooring.  Anti skid tiles of size 12”x12” in toilets.

WALLS AND TILING

Bathroom walls tiling 18" x 12" with concept designed ceramic tiles up to 7'0" height. In the vicinity of washbasin 3 ft height and above the kitchen platform 2 ft height 24" x 24" GVT Tiles.

PAINTING
Interior walls will be finished with smooth putty finish with emulsion.  Exterior One Coat Asian Paints SmartCare Damp Sheath Exterior & Two Coats Apex

KITCHEN PROVISION

Kitchen platform will be made of polished black colour granite stone.
The sink will be of Single Bowl Type.304 Grade stainless steel .

SHELVES AND LOFTS

Shelves / wardrobes  Pins shall be provided in the kitchen and bedrooms. One Loft will be provided in the kitchen and bedrooms.

ELECTRICITY AND WIRING

Three phase Electricity supply will be extended with Legrand DB with Manual  phase changeover.   Modular Switches ( Roma or equivalent ), plug points, main board and sub-main board will be provided.  Individual meters for the flats and common meter for common service.  Necessary electrical points (as per the size of the room) will be provided for lights, fans, electrical gadgets etc.  Powder coated steel electrical Mains/Meter panel.

PLUMBING AND SANITARY WARE FITTINGS

Internal concealed plumbing will be of ISI branded UPVC Pipes and external plumbing will be of branded Finolex PVC Pipes.  The waste and underground sewage line will be done with P.V.C. pipes specials. All water closets Wall hanging (or) Floor Mounting with Open Flush valve, washbasin (Parryware or equivalent) will be white colour ceramic. Toilet and Kitchen will be provided with quarter Turn Faucet fittings.

T.V. & TELEPHONE CABLES

Provision for T.V. antenna and telephone conduit will be provided for living and Master Bedroom with good quality concealed Conduit extended from the terrace. (With cable Pulling Rope)

Common Areas.

Staircase and Common passage Provide Granite stone , Staircase Handrail 304 Grade SS handrail  .  

1 4 Passenger Lift & Security Camera.

2 Closed Car Parking.

3 A sump 24000 Liters and overhead tank 6000 Liters capacity shall be provided.

4 The site will be covered by compound wall.

5 The motor pump set will be provided for pumping Bore water & Sump water.

6 Automatic water level controller will be provided for overhead tank. 

7 Common Toilets in Terrace for the use of Service personnel/drivers etc.

The following will be done at additional cost.

-Covering of bedroom and kitchen shelves / wardrobes with shutter.
-Grill work of Main door and balconies.
