STRUCTURE

Isolated Footing , The Basement Floor Level of the building : Car parking 1’9” Height above the road Level ,  Ground Floor 4’0” Height above the Road level . The clear height of the Roof shall be Floor to Floor 10’.0” height for ground Floor , First  Floor & Second Floor & Staircase Headroom 8’0” HeightBasement Height    , Basement Flooring Fully Reinforcement Concrete ( NO P:C:C ) ,   External 9 thick Wire cut Brick wall and Internal 4.5 thick Wire cut Brick Wall.

DOORS AND WINDOWS

Main door will be of FIrst quality Teak wood frame & Teak Wood Door with Melamine Polishing With (GODREG or equivalent) mortise latch with Antic Finish Brass Fittings.

All others will be of Second quality Teak wood frame/ Plush door with Enamel Painting (Yale or equivalent) cylindrical lock with SS Hinges and anodized aluminium fittings.

 All windows will be of UPVC Open Type , Single Leaf Teak wood Shutter 4 mm Clear or Pinhead Glass.

FLOORINGS

48” X 24” tile flooring shall be done in living room, bedrooms, kitchen, service and balcony 24” X 24” tile flooring.  Anti skid tiles of size 12”x12” in toilets.

WALLS AND TILING

Bathroom walls tiling 24" x 12" with concept designed ceramic tiles up to Roof height. In the vicinity of washbasin 3 ft height and above the kitchen platform 2 ft height 24" x 24" GVT Tiles.

PAINTING
Interior walls will be finished with smooth putty finish with emulsion.  Exterior One Coat Asian Paints SmartCare Damp Sheath Exterior & Two Coats Apex

KITCHEN PROVISION

Kitchen platform will be made of polished black colour granite stone.
The sink will be of 304 Grade stainless steel .

SHELVES AND LOFTS

Shelves / wardrobes  Pins shall be provided in the kitchen and bedrooms. One Loft will be provided in the kitchen and bedrooms.

ELECTRICITY AND WIRING

Three phase Electricity supply will be extended with Legrand ( Requierment ) Way DB with Manual  phase changeover.   Modular Switches ( Legrand Mylinc or equivalent), plug points,  Necessary electrical points (as per the size of the room) will be provided for lights, fans, electrical gadgets etc.  Powder coated steel electrical Mains/Meter panel Extra.

PLUMBING AND SANITARY WARE FITTINGS

Internal concealed plumbing will be of ISI branded UPVC Pipes and external plumbing will be of branded Finolex PVC Pipes.  The waste and underground sewage line will be done with P.V.C. pipes specials. All water closets Wall hanging (or) Floor Mounting with Open Flush valve, washbasin (Jaquar Essco or equivalent) will be white colour ceramic ). Toilet and Kitchen will be provided with Parrywear quarter Turn Faucet fittings.

T.V. & TELEPHONE CABLES

Provision for T.V. antenna and telephone conduit will be provided for living and Master Bedroom with good quality concealed Conduit extended from the terrace. (With cable Pulling Rope)

Staircase and Common passage Provide Granite stone , Staircase Handrail 304 Grade SS handrail  .
